Area Score

The Area Score is an approximation of certain demographics including and not limited to property value, average family income and education. When calculating the Area Score we do not look at Population Density and Couples with Kids because these demographics are based on preference. (i.e. Some people want to live in an area with lots of kids and some do not. Same goes for density)

Population Density

Population Density is a measurement of population per unit area. We calculate population density by dividing the total number of people in an area by the total area and the measure it against the rest of the country.

Based on our research, the highest population density area in Canada is over 20,000 people per square kilometer in some parts of downtown Toronto. The Population Density bar represents a percentage between 0 and 20,000 so if the bar is at 50% the population density is about 10,000.

Average Rent

When we look at average rent, we compare all types of leased dwellings in Canada including and not limited to homes, apartments, mobile homes and single rooms that are rented by one or more persons.

Based on our research, $300 is a very low price and $1,500 is very high so the Average Rent bar represents a percentage between those numbers. If the average rent in the particular area you are looking at is $300 or less the bar will be at 0. If the average rent in the area is $1,500 or more then the bar will be at 100%. $900 would be 50%.

Average Property Value

Average Property value looks at all homes in Canada including and not limited to detached houses, townhouses, condos, apartments, mobile homes, etc. If an area has lots of apartments in it which is usually the case for high density areas then the average property value will most likely be lower than for a lower density area which has more detached houses.

The rent bar represents a percentage of a number between $60,000 and $900,000.

Average Family Income

Average family income is based on all families in Canada including families where only one person works part time or is on government assistance and families where all the family members work full times jobs.

The average family income bar represents a number between $30,000 and $280,000.

Educated to Degree Level

The educated to degree level statistic represents the percentage of people in an area that have at least a bachelors university degree from an accredited university.

57% is the highest number in Canada so the bar represents a number between 0 and 50%.

Average Unemployment

The unemployment rate is a measure of the prevalence of unemployment and it is calculated as a percentage by dividing the number of unemployed individuals by all individuals currently in the labour force.

Our graph represents a number between 0 and 10%.

Couples With Kids

This statistic shows how many families in an area have children living at home. This does not include young adults.

The graph represents a number between 0 and 50%.

Average School Rating

School ratings are only available in Alberta, British Columbia and Ontario. This rating is based on standardized testing.
